Arbitrary construction is defined as any construction or installation, which is carried out or has been carried out without the required building permit or in excess of it or in violation of the applicable urban planning provisions or on the basis of a permit that has been revoked or canceled.
In every legal deed, including the donation, cause of death, which is prepared after the publication of Law 4495/2017 and has as object the transfer or the establishment of a real right in a property, including the properties without a building, a responsible declaration of the owner is attached and engineer.
On January 1, 2021, the Electronic Identity of a Building or Independent Divided Property was activated and the corresponding digital platform was put into full operation from the beginning of the new year. Its purpose is to record the current condition of the building or the shared property, respectively, and their permits, as well as to monitor and control their changes during their lifetime.
We undertake the full implementation of all the necessary actions for the settlement - legalization of your arbitrariness, in accordance with the existing legislation. After communication, an engineer from our office visits you for an autopsy and to receive all the necessary documents. Upon completion of the process by us, we deliver to you a complete settlement file of your arbitrariness.
We also undertake the issuance of an engineer's certificate for real estate transfers as well as all the necessary actions for the Electronic Identity of a Building or Independent Divided Property.
After completing the details, it is issued by the authorized engineer:
- the Certificate of Completeness of the Electronic Identity of the building or of the independently divided ownership
